Value trade inventory at current resale price, not what you paid for it.
Primary home: exempt. Rental property: the property itself isn't zakatable — its rental income is counted automatically under Cash & Savings. Property or land bought to resell: zakatable at current market value.
For long-term debts like a mortgage, only include the amount currently due — not future instalments or the remaining balance. See the i above for why.
